After 4 weeks of renovation Saguaro Sanctuary is ready for guests looking to stay in the Phoenix / Scottsdale area. Just 8 miles from the airport, you can stay in the heart of the valley. Walking distance from trails, the phoenix zoo, botanical garden, Scottsdale Country Club, close to Old Town Scottsdale, Spring Training Facilities and many local restaurants. You really can't get a better location!

We designed this space as a minimalist modern lovers desert oasis. Truth in materials was the inspiration for each design choice made through the renovation process. Tanya (my wife) killed the staging of the Saguaro Sanctuary. Grant Lignum and myself came up with the cabinet design and built them in his shop in about a weeks time. The entire process was a passion project for me. The challenge to remodel and outfit the space for $10,000, I believe was achieved (This does not include my labor or cabinetry (trade for bathroom remodel ;))). A small budget forces you to get creative and come up with different design solutions without sacrificing the aesthetic, functionality or quality of the finished product.

Saguaro Sactuary - Airbnb

Coming November 2017 to Phoenix, AZ...

Saguaro Sanctuary is a 2 Bedroom / 1 Bath ~900 sqft vacation rental that we are building out in the first part of October. Check out the design board below for the feel and you already know the quality will be up to Constructed Matter standards. The condo will sleep 6 people and is conveniently located near 56th and Thomas in Phoenix. For the out-of-towners, Saguaro Sanctuary is 7-10 minutes from the airport, close to the Camelback Mtn trailhead, Papago Park, Old Town Scottsdale and spring training fields. Easily Uber or Lyft during your stay!

State Eye Chart Prints

MN eye chart

Based on the Snellen eye chart, our State Eyechart prints are a fun twist on this otherwise utilitarian design. The typography of this piece lends itself well to this new twist of adding state abbreviations and city names. The small fractions on the left side of the prints are the Snellen fraction or visual acuity = Distance at which test is made / distance at which the smallest optotype identified. The fractions on the right side of the prints are the states founding date and each city's elevation.

IDEA

The idea for Flip Margin came about while I was looking for investment properties in Phoenix, Arizona. The number one thing I have learned from the three flips we have done is that 'you make your money when you buy'. With this constant reminder in my head and pressure to perform by choosing the best property, I knew that I needed to utilize as many tools as possible during the property acquisition. My realtor introduced me to the idea of this sort of reverse margin formula and we began using it in our property search.

  If you are not aware the Phoenix area real estate market is going crazy right now. This location currently has one of the strongest if not the strongest market in the country. The competition is crazy. Everyone and their mom seems to be buying up houses. The need for on the spot phone applications in the real estate market is strong and I felt that I needed to have an advantage.

  Flip Margin gives me the advantage of easily and quickly estimating the profit margin of a particular property and save it for later use.

What you need to know:

Property Comps - This will allow you to estimate your Sale Price

Purchase Price - The price you pay for the property

Holding Cost - What will your lender charge in interest, utilities, etc. during the time you hold the property

Realtor / Closing - I use 7.5%. (3% Buyers Agent + 3% My Agent + 1.5% Closing Costs)

Renovation Cost - What will it cost to get the property updated (I estimate this on the spot, but you can have your contractor give you that number during the showing)

  When we estimate a property we typically use 10% as the multiplier for Holding and Realtor / Closing Cost combined. This is always a fixed percentage for us. The Sale Price, Purchase Price and Renovation Cost varies on each property. After a margin is calculated the property can be saved for analysis later. Up to five properties can be saved at any given time.

CONCEPT

Below is the concept I put together for my developer and partner on the project, Mike Havrilla. As you can see we have already changed the name. FlipStimate might end up being the umbrella for the estimators and calculators where Flip Margins falls within.

Kit and Ace - Mall of America Build

We had an awesome opportunity late last year to work on an exceptional project for Kit and Ace for their new Mall of America location. After the initial design process, budgeting and final contract approval, we went into the shop to create a 8 ft x 8 ft table and 2 - 8 ft benches. The table featured a two piece white washed ash top and a Oxford White powder coated steel base made from 1.5" square tubing. The designs for the bases was inspired from our Fazlur line. We designed the table with ample legroom all the way around. Kit and Ace requested this for their events and after hour meet ups which require a large central meeting area. The benches used the same materials as the table with the only difference being the bench tops hinge up for storage with in the seats. We put together a short visual story line below. Custom GFRC Vanity Sink

If you follow our Instagram then you already know, but we have been working on expanding our offerings. Joe went down to AZ last September and took a intensive 3-day class to learn mold making and all aspects of concrete. We chose GFRC (Glass Fiber Reinforced Concret) due to the weight savings and versatility of the material over regular concrete. If you would like to know more or talk about a custom fabric formed piece for your home or business shoot us an email. For now here is the sink we made for a client. We are looking forward to a photo once the sink makes it into the space.

New Artwork Available

This piece is a beast. 34" x 68" MN Alphabet Print. I wheat pasted the print inside a 2.5" thick frame with the glass inset 1/4" from the face of the frame. The frame is custom milled out of aspen and painted to match the print. And it's FOR SALE! Email me with inquiries.

Spline TOP Console

I finally took time to get this table out of my head and into this world. It is inspired by a piece I saw while in Swaziland, Africa. The piece I saw was a bunch of magazines sandwiched between 2 pieces of plywood held together with four bolts running through it. It was appealing to me the only part that I thought could be improved on was the useability of the magazines. The Spline TOP Console requires magazines to make a solid surface to use for a table. The table will come powder coated a color of your choice. This one will be white. Check back for updated photos or go to the contact page to find out more about this piece.

Swaziland 2014

We got the opportunity to go back to Swaziland for a second year in a row. It was an amazing time playing with the kids, serving food, seeing friends, painting a care point, being surprised by our good friend Vusi, seeing Banele again (the child we get to sponsor) and on and on. The week there flew by and now that the jet lag has finally worn off we find ourselves back in the grind missing Swazi again. Below are a few pictures I snapped on my phone during the trip. If you are interested in helping a child there is a great organization that we saw working while there - One Child Matters. Also, if you want to have a fun time volunteering a great place to go with friends is Feed My Starving Children.

Signage

This was a fun project. A chiropractic firm approached us with designing their reception area. Together this is what we came up with. The finished job features our custom cabinets and tops, split face tile, custom waterjet sign that we fabricated in house.

Tanya and I are off to Arizona for business. Keep an eye out for what we are doing down there.

Constructed Matter x Ciel Loft & Home Goods Catalog

It's been in the works and you may know if you follow us closely that we have been in cahoots with Ciel for most of this year. Well we've been planning, design, and building something special to bring to our clients. It's here and ready in its beta form.
